Used Davisons Solicitors in 2022/23 as our conveyancer for our first property, in particular Witney Tully (now Rose I believe).

Things were fine initially, we had our property offer accepted and instructed Davisons, but things fell through so we changed to a new property. As we were some way through the process, we had to pay again for searches etc, which was reasonable.

We didn't have much communication with Witney, she seemed to hide behind her support staff and they seemed to do most of the work. It was difficult to get hold of anyone at short notice, they seem to be a big fan of letting the voicemail pick up messages and then calling back when convenient for them (which is contrary to their customer charter which states they will respond within 24 hours, sometimes it was multiple days before we were contacted back!)

We eventually completed on our mortgage in February 2023, and as we were first time buyers and our purchase was reasonably complex, we asked a lot of questions regarding things going through properly, and we were told each time yes everything was fine.

We came to remortgage in December 2024, and when the solicitor assigned to our remortgage tried to sort things with Land Registry, it turned out that there had been some issues with registering our property with Land Registry which Davisons had not told us about, but this had been ongoing for nearly 18 months and as a result the registration had not been completed yet, and we were unable to remortgage, which meant we had to pay extra on our mortgage while the issues were resolved.

It took nearly 4 months for the ongoing problems to be resolved, as there had been quite a lot of changes in the interim and the property now had other problems which needed to be resolved, which should have been dealt with during the initial purchase.

Davisons were adamant this was not their fault, we made a complaint to recover the additional costs and they offered us a measly compensation fee. We took this to the Legal Ombudsman, who agreed in our favour, and they had to cough up for their negligence.

I would not recommend Witney at all to anyone, unless you enjoy not having any communication with your solicitor, not having the job done properly, and then having to fight tooth and nail to get a satisfactory resolution with the firm taking no responsibility for their failings!
