Instructed Tracey Lynam at LCF in August 2025 for a simple cash house sale and purchase. She gave several assurances that completion would be by 31/10/2025. Tracey could not be contacted for updates and I had to doorstep her at the LCF office in September 2025 for an update. Despite her assurances, it transpired she had not started the basic checks for a sale and purchase and had done very little. She then retired the next week without telling me (I’m not the only client she has done this to) leaving us floundering.

Very poor execution of conveyancing on behalf of the house seller. Could not even fill in the TA6/10 correctly and left blanks for easy to answer questions such as street parking tariff. Also provided conflicting information wrt planning permits, which delayed the process by weeks to the point where the seller became impatient, and the buyer's solicitor ended up with an impasse. This is a solicitor who creates problems where there are none.

We instructed LCF in Ilkley for our house purchase in 2022. It was straight forward but took several months due to the chain. Tracey was responsive and always helpful throughout this period.
