I unfortunately had to pay this bewilderingly unprofessional firm for a deed of easement that went completely awry due to Pam Johns taking 4 weeks holiday and having no contingency to cover this. Not only that, they were biblically slow in responding to my solicitor who stated this was a simple copy and paste process, but ended up taking around 6 months.

This combined with her lackadaisical approach cost me not only thousands of pounds utterly wasted, but a neighbourly relationship we had built over some considerable time. It was a truly disheartening, upsetting and stressful experience.

They act with utter impunity.

Really awful solicitors. I was redirected to Coodes in Holsworthy as I was told they were ‘specialists’ on the affordable homes scheme, couldn’t be more wrong!
It’s taken me nearly 9 months from when I put my offer down on a one bed flat (with no chain) to complete.

Complete lack of communication between solicitors which caused myself and even View property (which were amazing) to do some of the chasing up.

Not only that, they have incurred numerous charges which I wasn’t even aware I had to be paying. I’ve completed on my flat now and they are STILL asking for ridiculous amounts of money from me. I have another solicitors looking into it and getting some advice from them as it’s been a long, stressful process.

Also, I was due some money from the government from my Help to Buy ISA account, coodes have incurred extra charges and taken away that money from me without my consent. I was advised by Coodes to close my help to buy ISA in March as I was informed an exchange date would be a couple of weeks. 7 months later we still hadn’t had an exchange date, which means I lost out on £1,400 of my own savings and £300 of help to buy bonus.

If I had known this was going to happen 9 months later I wouldn’t have bothered. I would never go with Coodes again and strongly advise nobody else to. I was only aware they had a bad reputation a few weeks ago. Everyone I’ve spoken to about Coodes have said they are extremely slow.

We used Coodes for the first time this month and will definitely use them again. A very professional service with a clear explanation of the process and costs.
