My company recently sold a warehouse and Hannah Cooper of RLS law acted on our behalf. This was not the easiest sale, with a buyer who dropped out halfway to be replaced by another, various legal documents associated with the building having to be recreated from scratch, a council that caused issues regarding ease of searching and so on. Throughout the whole process Hannah was a calm, detailed custodian of the legal process and doggedly saw it through to the end while helpfully chivvying the other parties involved into action when necessary. When I needed to sell a freehold property with an ongoing commercial lease dated 1928 I expected there would be some challenging legal questions to be resolved. Fortunately my sales agent had previous experience of working with Craig Themis at RLS Law and he was able to tell me that Craig would be perfect for my task.

Craig's first step was to visit my property, along with the sales agent and surveyor. Craig explained that this gave him a more complete understanding of the property at a very early stage and enabled him to anticipate and advise on any legal questions and matters that should be incorporated into advertising materials, thus side-stepping any potential future legal problems.

After a first meeting with me, and my sales agent, and prior to any commitment on my part, RLS Law provided me with a very comprehensive client care letter and terms of engagement. These set out very clearly the full scope of the work they would undertake as well as giving me a very accurate indication of what their total fee would be for all of the necessary pre-sale enquiries and right through to the final completion of the sale.

During the sale process legal queries and issues arose but with Craig's commercial property expertise all queries were quickly and successfully resolved, or else effective compromises were reached. Right from the beginning of the sales process, and through to the end, Craig was able to liaise and interact with my sales agent as well as keeping me fully informed every step of the way. Then, when at a late stage, an unexpected problem was encountered involving a trespassing issue on my property, Craig clearly explained my options and again gave me an accurate indication of the likely additional fee for the extra work before any further commitment on my part.

My experience was that RLS Law was a most excellent firm to work with, and very fairly priced for the time and skill brought to bear on my matter. I would most certainly use their services again if the opportunity should ever arise.

RLS are the go-to lawyers for all commercial property transactions. Their attention to detail is second to none. Julien and colleagues leave no stone unturned, and this is the case whether a transaction is a small lease in the tens of thousands or a significant purchase in the tens of millions. Few lawyers will visit a potential purchase, walk the boundaries and check over every inch of a property as part of the conveyancing process, but on large transactions, RLS will. Knowledgeable, professional, responsive and good value for money. Have used them for years for both lease and purchase of commercial property and would not go elsewhere.

Avoid this practice. It’s unethical and if given the chance will try and take more money than is reasonable from you for their services, in particular Mr Richard Weber.
