They are effectively holding my son’s property registration to ransom by refusing to register the flat he purchased in January. Additional charges were added to the completion statement, and we raised queries about them. They are charging £55 for arranging indemnity insurance and £10 for chancel insurance, neither of which was needed. Despite our concerns, they are insisting that these charges must be paid before they complete the deed registration. This seems very strange. It has now been six months.

Bare minimum conveyancing - everything worked out fine for us, and timing was perfect, but be aware they will not process your file quickly if you’re in a rush. They are reachable over the phone and a nice group of people but every time they sent things for us to review, there was 0 analysis by RHJ - just the raw lease etc, so beyond the initial enquiries I felt as though I was conveyancing myself with a solicitors stamp on it. They have a separate conveyancing team. Overall fine

I am absolutely appalled by the unprofessional service and experience with Monique. Flippant attitude, unprofessional and rude. -

The sale of my property fell through because of carelessness from this firm. I have had to call and email Monique daily and continuously and she appears to avoiding my contact.

Documents sent to me with the wrong name, and the wrong address, the wrong calculations. I have had to constantly chase these careless mistakes. Then, I would be told- they cannot locate me in their system, then they would say they have not received “X-Y & Z
And then sending me email without the required attachments. Losing personal documentation. And, finally - I lost the sale to the property.

Lost for words at the service I have received from this disgraceful firm.it has been an utter nightmare to say the least!

I will be reporting this firm to the SRA!

I am involved in 2 property sales in London, and this firm has the worst experience ever. Despite the agent's and one side's solicitor's team's keen follow-up, this firm ignored emails and calls and never bothered to reply or acknowledge any other queries. I can understand that sometimes things didn't turn out, but the least you can do is reply and acknowledge that, then come up with a constructive solution. Your unprofessional ways of handling wasted everyone's time and incurred unnecessary costs.

I had an unfortunately disappointing experience with RHJ during my recent property transaction.

After my first purchase fell through due to the seller withdrawing prior to exchange, I proceeded with a second transaction again with the firm. Midway through the process, I discovered via an out-of-office message that my original solicitor had left the firm. I was not formally informed of this change, and there was no clear communication regarding the handover of my case.

The second transaction lasted nearly six months with very limited progress toward completion. During this time, I frequently had to chase for updates, and responses often took one to two weeks. I was advised that certain reports would be provided, but I did not receive them. There was also no clear explanation for the ongoing delays.

Due to the lack of proactive communication and progress, I ultimately decided to withdraw from the transaction.

I hope the firm can improve its communication and case management processes for future clients.
