Here's how the process has gone so far.

Estate agent recommends Lyons Bowe.

My wife is the one actually purchasing the property I might add. Just so when Lyons Bowe see this, they don't refute the experience. With that context established, she also works late shifts and doesn't have access to her phone. In light of that information, she requested that I be the point of contact, as her husband, as I'm self employed I can deal with enquiries far more easily.

We were onboarded by a Lewis Bray, (who actually requested a review) and not without the assistance of a Layla. Whom I spoke to and haven't heard from since. This process was pleasant, warm and friendly.

We've now been 'handed' over - a process that wasn't explained or consented. Handed over to another person, some 6 weeks into the process. A process we have absolutely no timeline or basis for understanding the length of the entire process. Despite asking for even a vague estimate on multiple occasions. Lewis actually ignored both mine and my wife's last emails. (Prior to handover) We are now in no mans land. I spoke to the estate agent, who said this is the worst experience they've had with Lyons Bowe to date. Being our first home purchase. I have little basis for comparison. Upon reviewing documents that took over a month to arrive, I still have no idea how much the entire process is likely to set us back financially. Caveated multiple times in the new documents are various prices - an additional £150 here and there. Despite insisting that the original quote was a worst case scenario price. Some £2700 or thereabouts. An increase of £700 over a previously quoted solicitor that unfortunately didn't deal with leasehold anymore. I can't say I blame them given our experience thus far. The whole process to date has made us want to continue renting and never buy a house / flat.

Process start date 14/04/2026 and it's now June 3rd. With no end in sight. No estimate time frame and my estate agent has just informed me that the solicitor has also failed to communicate with the vendor's solicitor on multiple occasions, despite multiple requests. I'm somehow supposed to believe that the contract I / we enter into has some legal legitimacy and secures us from potential issues. I can say with absolute confidence, that I have no confidence at all in this law firm. Incompetence, complacency, take your pick. They seem to be resting on the laurels of the simple fact that conveyance gets locked into mortgage applications. Apathy is rife. Avoid at all costs. Wish us luck.

The team at Lyons Bowe helped us massively with the conveyancing on our first home. What should have been a quick and easy process had a few roadblocks but the team made our lives easier with their professionalism and patience. They were approachable, quick to respond and explained everything clearly, prompting us on the actions we should be taking to help move the transaction along.
