I had an extremely frustrating experience with Chadwick Lawrence, in particularly with Ben Hess.

From the outset (19th March), I made it clear this was a renovation mortgage with staged releases; this was reiterated in at least six separate emails, including two emails with attachments and specific cashflow details. Despite this, my key questions were largely ignored. Only receiving a quick response on two occasions when Managing Partner Neil Wilson was cc'd. Both responses still ignored the bulk of my queries.

The mortgage offer was sent to Ben on 25th March but not acknowledged until 7th April. On 8th April, after Ben supposedly had reviewed, I was asked to pay additional fees due to additional work required by Ben, which I agreed to.

Upon receipt of all documents I needed to print, sign and return, I posted by special delivery, on the 10th and Ben acknowledged receipt on the 14th April.

On 20th April, after again chasing for a response with Neil Wilson cc'd, and reiterating again that this was a staged release mortgage - I was told Chadwick Lawrence could not proceed because of the very nature of the mortgage product being a stage release.

I reiterate this was something they had been informed about from the beginning.

This has resulted in weeks of wasted time and unnecessary costs (although I am told I will be refunded in full). The lack of communication was frustrating enough, but the lack of attention to detail and failure to act on clearly provided information is deeply concerning.

I would strongly advise others to proceed with caution.

AVOID at all costs. If I could give zero stars I would.
Purchased my first house and used Chadwick Lawrence in particular Conveyancer Zoe H. Not the cheapest quote but went for them due to the so called awards for service. Now, after completion I’m receiving a fine from HMRC because they haven’t filled out the land transaction return (or even advised me what this is). I wasn’t going to leave a review because I was just glad I finally got my house but I’ve now had enough.

To summarise all issues with Zoe / Chadwick Lawrence
- poor / non existent communication
- rude and threatening emails
- charged more than quoted which in the end just paid because I was stressed enough.
- still not received money owed for cash back offer.

As previously said, save yourself time money and stress and go elsewhere!

I would not recommend this firm based on my experience.

I instructed them in June 2025 for a property purchase and for searches and ID checks. Communication throughout the matter was very poor, with emails and calls often going unanswered and limited proactive updates provided.

Due to the ongoing lack of communication and delays, I raised concerns and previously posted feedback about my experience. Following this, I was contacted by the firm expressing dissatisfaction with the review and was asked to remove it, which I found uncomfortable as I was simply sharing my genuine experience as a client.

After submitting a formal complaint about the service, the firm then confirmed they would cease acting for me without reasonable notice. This has caused stress and disruption to my property transaction.

Clients should feel able to raise concerns and provide honest feedback without feeling pressured.

Literally getting nothing back from my solicitor sent several messages / emails / voicemails . Spoken too reception multiple times if your thinking of using Chadwick Lawrence for your purchase of a property I would really recommend not to . I was only using these guys as I was suggested them by my estate agent but now looking back I was very foolish and definitely should have done some due diligence. Many people in my situation are having the same issue and it’s not fair .

I’m not directly using Chadwick Lawrence myself, but one of my young staff members is currently buying her first home through them. From what I’ve seen and heard from her phone calls and emails, the experience has been nothing short of outrageous.

The lack of response from the person handling her conveyancing is shocking. Days go by with no communication, and when the odd email does appear, it’s unprofessional and dismissive at best. It’s heartbreaking to watch her go through this she’s at breaking point with stress and upset, and frankly, she doesn’t deserve to be treated this way.

This company needs to take a very hard look at its internal staff and the way they manage clients. Buying a house is stressful enough without this kind of negligence making it unbearable.

Honestly beware. If you value your sanity and want a smooth process, go somewhere else.
