Awful experience, not sure where they got good reviews from!
- Any communication was instigated by us or the sellers estate agent (who they were rude to).
- When I didn’t understand the money side of things the email I kept getting was “read this”, no matter how many times I said this didn’t make sense to me it wasn’t explained.
- 3 times my partners name was incorrect, due to it being uncommon to have 2 first names we made this extremely clear in the beginning.
- Another time the house price was incorrect on paperwork.
- We were sent the sellers death certificate, which I think is completely inappropriate for a stranger to know his cause of death.
- Stamp duty was paid 1.5months after the move in date. This was only paid as HMRC had sent me a letter stating a fine had been occurred for not paying it. I was also not told that this had finally been paid, I had to chase it.

Awful experience, will never use them again.

Horrendous law firm. We finally completed on the sale of our buy-to-let property yesterday after months of unnecessary delays caused by the buyer’s solicitor, Bishopsgate Law. This was a vacant property sold to a first-time buyer, so entirely chain-free and straightforward.

After months of back and forth, we were due to exchange and complete before Christmas when Bishopsgate Law suddenly raised an issue regarding a supposed “rental charge” linked to the estate service charge. This concern was entirely inaccurate and clearly contradicted by both the property covenants and the title deeds. Despite this, they persisted in disputing the matter with our solicitors, much to the frustration of their own client, who was desperate to move in before Christmas—not at the end of January.

What makes this worse is that this issue should have been raised at the outset, or at least weeks earlier. Instead, it was introduced at the eleventh hour, costing us thousands of pounds in additional mortgage payments, council tax and fuel costs.

Even after this was resolved, we were repeatedly told they were ready to exchange, only to later discover that the buyer’s funds had not even been drawn down—yet another basic task that could and should have been handled in good time. We were given repeated false assurances that completion was imminent when it clearly was not.

I would strongly advise anyone to avoid this firm at all costs.

I had an excellent experience of conveyancers Levent and Rachael at Bishopsgate as I bought my first home. I found them proactive, communicative and attentive to detail. The reports I received were really clear and thorough, and their responses to my follow-up questions were also clear and prompt, giving me real confidence and clarity in my position for the long-term.

My purchase was a leasehold and the information being provided by the freeholder/property manager sometimes had significant gaps/inaccuracies (while trying to claim it was adequate), and some of the correspondence I was copied into from the seller's solicitor was not constructive in tone. But Levent and Rachael persisted with tenacity, getting everything resolved to a high standard, and maintaining a high level of professionalism in their communication with stakeholders.

They worked well as a team so I always had a contact point if either was on leave. Late in the conveyancing process it turned out that the BSA applied to the building after all (we'd been informed that it didn't apply), but because Bishopsgate have BSA expertise in-house, they were able to immediately do the necessary reviews without me having to start again with a specialist conveyancer.

I'm very happy indeed with my experience and would highly recommend Bishopsgate - and special thanks to Levent and Rachael!
