Core Legal Limited

Our experience with this firm is hard to summarise in a short review. Putting stress and emotional staff aside, this is what happened:
- We sold and bought a property with them early 2022.- A few hours before completion, while loading our belongings onto a removal van, we were told that they calculated the wrong amount that was supposed to be paid as a deposit, stamp duty and their fees and had to pay the difference immediately. Thankfully, we had enough money to do it on such a short notice, as otherwise the completion would not have happened on the day when everyone was ready to complete.

- Our house wasn't registered with the Land Registry until December 2024 - 2.5 years past completion. It was discovered by us and it took an endless amount of emails and phone calls to make it happen. And it happened mostly due to our involvement, as Core Legal submitted an incomplete application.

- When we were finally able to put the house on the market to sell, our new solicitors advised us that the garage, which is next to the house, wasn't transferred to our names 3 years ago. When we got in touch with Core legal, they blamed us for not pointing out that the garage had a separate legal title...When we said that in case of any losses we will need to be seeking financial compensation, we were told " I note that you have made a threat over the telephone to sue us and as such I am now reserving our position in respect of the same".

-When we finally managed to sell the house that we bought through them in the past, we made a complaint, as per Core legal complaint policy.  The main motivation to do it was the fact that we believe we missed out on a lower Stamp Duty rate because of them but also, that we haven't received a single apology! The complaint was obviously ignored.

- We then contacted the Legal Ombudsman. To our surprise, we were told in April 2026 that they wanted to make us an offer to settle. As per Legal Ombudsman's instructions we contacted Core legal to ask for the details of the offer.  Despite 2 emails we were ignored again and had to contact the Legal Ombudsman again. We finally received a small financial compensation on 30 July 2026, 4.5 years after the original transaction.

I will leave it to you to decide if it's a firm worth getting involved with.

I had a very, very stressful experience with Core Legal Wakefield which took the joy out of buying a property. Communication was really poor which was such a shame. If only they were upfront with their clients, gave honest timeframes and updates and took accountability for their mistakes.

The fee quoted was much lower than the final fee. Overall, a very disappointing experience.

Unfortunately, I am unable to recommend this business and like many reviewers, I would agree with their suggestions; avoid if you can.
