First I need to take you back to 2024 when we were first time buyers, we were buying a place that was already vacant so it was a chain free purchase, we were buying from a developer and PLS was the solicitor they recommended so that’s who we went with, hoping it would be a quick and stress-free transaction as I was pregnant at the time and we wanted to move into the property before the little one arrived. It ended up taking us almost 5 months to complete, and we actually moved in on my due date, which was far less than ideal. During our purchase many random charges kept being added to our bill, one of which was almost £1000 and when I queried it, it mysteriously disappeared off the bill with no explanation!

Fast forward 1 year, we decided we wanted to re-locate so we put our property on the market and found a buyer in a few months. This time I asked our mortgage advisor to recommend a solicitor for us and as a coincidence she happened to also recommend PLS. As they had all the details from our purchase just over a year ago we decided to go ahead with them as we thought that would make things quicker, but we used a different case handler (Sehrish). This was a HUGE mistake. We soon discovered that PLS had failed to put us on the Land Registry after our purchase in 2024, this caused serious delays, it took almost 4 months for them to rectify. None of the conveyancing had even begun before this was solved. In the end after 6 long months our buyer got fed up of waiting and pulled out of the transaction and consequently we lost our purchase. This left us absolutely devastated and almost £1300 worse off due to legal fees already paid and money paid for documents to put us on the land registry (which they refused to reimburse even though it was their fault?!)

Sehrish was seriously unprofessional throughout our experience, several unanswered emails, I’ve never even spoken to her on the phone as every time I phoned she’d be conveniently busy or out of office. We were constantly left in the dark about the progress of our transaction. At one point she sent me a list of outstanding enquiries for us to answer, some of which I found unbelievable she hadn’t answered herself. We are currently in the middle of their formal complaint procedure, if it is not resolved we will be going to the Legal Ombudsman to claim compensation.

Now we have to restart the whole process again…new buyer, new mortgage (which will be a much worse rate as our previous mortgage was before the war in Iran started), and definitely new solicitor!!

I would strongly advise against using this firm for a property purchase or sale.

As the solicitors acting for our buyers, they made what should have been an exciting process incredibly stressful. Communication was extremely poor throughout. Emails regularly went unanswered for days or even weeks, and they were almost impossible to get hold of by phone. Our own solicitors, our estate agents, and even our buyers all struggled to get responses from them.

We were given a completion date two weeks in advance. We were due to exchange contracts two days before completion, but that didn't happen. It didn't happen the day before either. To make matters worse, on the evening before completion they requested documents that had already been sent to them weeks earlier.

On the morning of completion, we still hadn't exchanged contracts. We eventually exchanged at around 3pm, and the completion funds weren't transferred until approximately 4pm, causing unnecessary stress and uncertainty on what should have been a straightforward day.

Based on our experience, I would not recommend this firm to anyone buying or selling a property. The lack of communication, organisation and urgency turned the final stages of our move into an avoidable nightmare.
