Paula Chadwick has been amazing.
I was in a worrying situation, I had been so upset about it all until I spoke to Paula. She was kind, professional, took time to listen to me and talk me through everything. I would like to thank Richard Perkins for all his hard work and effort to resolve my case at court despite it being a very difficult case he did his level best to get an positive outcome for myself and enterprise. Please avoid this firm for housing disrepair cases if possible.
I was referred to Canford Law by Justice for Tenants, but my case was mishandled from the very beginning.
In the three months they held my case, I never once spoke to a solicitor. All communication was through a paralegal and a “litigation executive,†and even then responses were inconsistent and often missing crucial information.
Key issues I experienced:
• My Schedule of Conditions was repeatedly incomplete.
I would explain defects, but they weren’t added. When I pointed this out, I was told to copy, paste and insert the missing issues into their table myself.
• Emails and evidence were ignored.
I was asked multiple times for documents I had already provided — all of which were stored in a clearly organised Dropbox folder created at the start of the claim. Despite confirming this, I received automated or contradictory replies.
• Important updates about my situation were not acknowledged properly.
For example, when I informed them I had moved into temporary accommodation due to health impacts from the disrepair, the response was an automated request for documents I had already supplied months earlier.
• Contradictory reasons for closing my case.
On 13 February, my case was abruptly closed, and I was given three completely different explanations at different points:
– That the council had allegedly attended and found “no dampâ€
– That all repairs had supposedly been completed
– That the firm required an enforcement notice from the council (which was never part of the criteria when they accepted my case)
None of these reasons match their own Schedule of Conditions, which clearly documented serious disrepair, mould, damp, rotted windows, and health impacts.
• Lack of follow-through and poor communication.
Questions went unanswered, evidence was not properly reviewed, and my case was ultimately closed without meaningful explanation or support, leaving me vulnerable during an active Section 21 eviction.
Overall, I found the service to be inconsistent, poorly coordinated, and lacking the professional oversight expected from a firm specialising in this area. My experience has been extremely disappointing, and I would strongly advise others to be cautious when choosing representation for disrepair-related issues.
