I purchased my first property and Lancashire Law acted on behalf of the vendor. Lancashire Law have left me with a debt of £454.47 in management fees on the leasehold property, which they should have paid off (and agreed to pay off in the enquiries!) as their client was the owner of the the property at the time when the debts are from. I have been directed to the Ombudsman to resolve this and have been referred to a litigation specialist. I would not recommend this solicitor as their attention to detail, for example paying off outstanding debts, was poor and do not fulfil what they agree in enquiries. No first time buyer or any buyer should be left in the position I am in.

Unfortunately, my experience with Lancashire Law was very disappointing. Communication was poor, with long delays in responses and very little clarity about the progress of my matter. I frequently had to chase for updates and felt that my concerns were not taken seriously. Despite being charged solicitor-level rates, most of my dealings were with a paralegal rather than a qualified solicitor, which did not feel appropriate given the fees.
It also became apparent that there was a lack of experience with leasehold properties, which ultimately resulted in the process failing. There was no proactive thinking—just a box-ticking approach—resulting in unnecessary costs. For example, I was made to pay for searches (on 2 properties) that, with proper foresight, should never have been ordered, leaving me approximately £450 out of pocket. Documents prepared by their staff contained spelling mistakes and were incorrectly completed, and they even scheduled our video calls for the wrong time, adding to the frustration and delays. Add that it took them 3 months to check the lease documents. As we say, the hope dies last but if you have a good solicitor, it never dies.
Well with this in mind, the service fell well below expectations, and I would not recommend to use Lancashire Law.

Lancashire Law acted for us with the sale of our house (Belinda & Sophie) and the purchase of our new house (Hollie). They were very thorough with attention to detail! Always taking our calls or phoning back if busy! Everything went through within about 10 weeks! Highly recommend!
