Our experience with Talbots Law was extremely disappointing from start to finish. The level of communication throughout our sale and purchase was well below what we expected. There were numerous occasions where it was impossible to get hold of anyone by phone, with calls going unanswered and updates only coming after repeated chasing.
Both Rachel and Ethan consistently seemed to have excuses for the poor service rather than providing clear communication or taking responsibility for the delays and lack of updates. Instead of making what is already a stressful process easier, they made it significantly more frustrating.
We were also concerned when Talbots Law attempted to charge us £105 for a council document that we had already obtained directly from the council for £50. This raised serious questions about the transparency of their fees.
To make matters worse, on completion they transferred almost £15,000 less than they should have based on our final completion figures. Rather than immediately acknowledging and rectifying what appeared to be a significant error, they initially argued the figures, adding even more unnecessary stress at the most important stage of the transaction.
Buying and selling a house is stressful enough without having to constantly chase your solicitor, question fees, and worry about receiving the correct funds. Unfortunately, our experience with Talbots Law was far from professional, and based on our experience, we would definitely not recommend them to anyone looking for a solicitor to handle their house move.

Poor Communication, Repeated Errors and Avoidable Delays
I have recently completed a Right to Buy purchase through Talbots Law and, unfortunately, my experience was extremely disappointing.

Throughout the transaction I experienced repeated delays, poor communication and a lack of proactive case management. Calls and emails regularly went unanswered, updates were rarely provided unless chased, and I was repeatedly promised call backs that never happened.

The most frustrating aspect was that many of the delays appear to have been avoidable. Following a formal complaint to Stoke-on-Trent City Council, the council provided a detailed chronology of the transaction which highlighted multiple instances where Talbots failed to respond promptly, submitted an incorrect and unsigned TP1, provided incorrect information regarding funding arrangements, and repeatedly failed to satisfy the council's clearly stated legal requirements.

The council's formal response concluded that they had acted promptly throughout and that delays were attributable to Talbots' handling of the matter.

As a result of these delays, my mortgage offer reached expiry, leaving me facing additional borrowing costs and financial loss. The process became unnecessarily stressful and required significant effort on my part simply to obtain updates.

To add to the frustration, the final bill exceeded the original quotation by over £400 for additional Legal Fees due to the delays. The response I get when I questioned it was, if you don't pay, we will not be able to complete.

The purchase has now completed, but only after months of avoidable stress, chasing, and uncertainty.

I appreciate that conveyancing transactions can be complex, but communication, accuracy and responsiveness are basic expectations when paying for a professional legal service. Unfortunately, based on my experience, Talbots fell well below those expectations.

A complaint was raised straight after completion 15/06/2026 and a month later, I'm still awaiting a response!

Would I use Talbots again? ABSOLUTELY NOT

You know when you research and hope to find a service provider, that truly understands, listens and just "gets it" right away...Well we needed precisely this and thankfully found it in Nicola Reeve & Sean Isherwood @ Talbots Law. From the very first contact we just knew they had our back and boy did they go into bat for us. There is no words here that will ever convey the gratitude we have for them, but Sean in particular, kept us informed and most importantly legally safe and protected at all times, we arrived legally exposed to our initial meeting, but we left it legally secure...Which makes us, Talbots clients forever in our opinion. Thanks to the whole team, but once again, especially Sean Isherwood, we will never forget what he did for us. Kind regards. PJN.

Cannot recommend them enough, very helpful and informative through the whole process, explained everything clearly so we understood the whole process, and they was always happy to answer any queries or questions we had, we did phone a lot ! , got the whole thing wrapped in 6 weeks which is class.
Both very genuine people and could tell they were happy for us to get the keys.

As first time buyers, we were unsure of the whole process but Rebecca and her team were very helpful and knowledgeable throughout and were always prompt to reply to emails and / or phone calls.
