Absolute nightmare to deal with. If you need a task done urgently do not rely on this form of Solicitors. The firms principal is rude, she will ignore texts and emails and not get back to your calls. When you call to query the nature of a request she accuses you of telling her to junk and ordering her about. I have paid the full fee but had to complete half of the work myself. The firms principal will blame others (including the land registry) for their own mistake s y saying paperwork has gone missing etc. It took almost three weeks for this firm to submit a tr1 form (a process which should have taken one week maximum) which has put me at risk of losing the property which I am buying. After the form was submitted he land registry contacted the principal as she has underpaid the land registry fees by £10. This added a further 9 days delay to my conveyance. On top of this, there was a joint proprietorship restriction on the title deed which needed to be removed and which the land registry advised the principal about but which the principal claims she knows nothing about. As I am in the verge of losing the property I am buying I had to complete form rx3 and form st5 myself and submit it onto the land registry to remove the restriction and complete the job as the solicitor will take another month to complete this task. Avoid like the plague.
