Overall I found EMG to be reasonably efficient but I did have to forward information they already had. One minor issue that is worth raising is greater clarity is required on the final invoice for services rendered.
On the wider topic of buying and selling properties, I’m afraid the whole process is frankly antiquated. There are too many people not responding quickly enough so it’s not hard to work out why in 2025/26 it still takes 4-6 months to sell or buy a property. In the engineering world where I worked it wouldn’t be good enough when deadlines have to be met or financial penalties occur. It needs reviewed and corrective action implemented at a National Level.

This company is so bad I am not even sure where to begin.
I instructed them to handle the sale of my late fathers home.
Everything went well dealing with all the initial things, the staff were really on the ball (thanks Claire, Tracey, Laura and Jessica)
I was informed that everything would now be handled by Joanne Forster . This is where the problems started.
I did not hear anything for 2 weeks so I emailed her for an update.
There was no reply so I emailed her again a week later. She did not reply.
My brother also emailed her for an update and received no reply.
I was told by the buyer that their solicitors emailed her with 3 different sets of queries and had received no reply.
It was only when I emailed Laura Cavagan (who did a wonderful job at the start) on 3/12/25 that I eventually got a reply from Joanne.
She sent a list of actions to me, some of which were already answered on the initial submissions.
I did wonder if she had looked at them properly.
She also stated there was no delay and the buyers had only emailed her on the 1st December. There was no explanation or even acknowledgement of the delays she had caused.
I questioned this as I did not know if she had the queries raised on the previous 2 dates, because if we have them all, why did she wait 3 weeks to forward them on? If we don't have them all, where are the other queries ? - but she did not reply.
I also did not understand one of the questions so asked for clarification - but she did not reply.
I raised several queries including a possible completion date - but she did not reply to anything.
I had nothing more from her, no reassurances, no managing expectations and no replies.
I eventually had to email one of the partners - Richard Swinbank who assured me he would ensure everything was on track. However, I had to get back in touch again very quickly (and a third time) as she failed to do the things he said she would.
During the process Joanne did not reply to any of my questions.
She made no effort to give updates or manage expectations.
In the end - the buyer had to get in touch with me for anything, which I supplied to them and they passed on to their solicitors as it was the only way to get things moving.
I have no idea why anyone with any professional self respect thinks this is OK.
I have received no explanations at all from the firm.
