I was recommended Angela by a friend for my house purchase and she was fantastic. So efficient, all my emails and calls were answered promptly (usually within 24 hours). She kept me constantly updated, she took the estate agents and seller's solicitors to task when there were delays, and she was even the one to call me on completion day to let me know that the keys had been handed over, and that I should get on to the estate agents if I hadn't heard from them yet (which I hadn't)! I have just sold a property in Bristol and purchased in another county. I can HIGHLY RECOMMEND Sarah Turner, Conveyancing partner at NRG Law, for her successful management of my complex situation.
Being a senior and out of the property market for 14 years, I (optimistically), thought the process would be as fast as I remembered it! It wasn't... as it involved a Listed Building,TWO bureaucratic Housing Associations and generalists, not conveyancing specialists. Deeply disappointed with NRG Law (Cook & Co) who handled my property purchase in 2016.

Very poor service and precarious conveyancing, skipping basic checks and procedures and accepting unnecessary risks, and then very little accountability when those risks materialised.

NRG failed to register an important Deed they had arranged fixing a lease boundary issue with the freeholder during my purchase, leaving it unregistered for over 7 years despite an opportunity to rectify this during a subsequent instruction when they were notified.

When I came to sell, the Deed turned out to be invalid. It was signed by another party without authority (the freeholder wasn't even aware it existed) and contained incorrect parties due to a misinterpretation of the lease.

NRG did not perform checks or ID verification on signatories or their authority to sign, nor did they obtain undertakings from involved parties to assist with registration, both standard practices, with ID verification even a requirement for registration. The Deed was instead accepted ‘in good faith’ from the seller, despite its significance to the purchase.

Throughout the resolution and complaints process the directors were dismissive of concerns, were not forthcoming with key bits of information, were misleading and seemingly didn’t understand the issues or how to resolve them, at least not without admitting further fault.

The directors avoided the majority of points I had raised, leaving many questions unanswered, and were reluctant to raise the matter with the original seller’s solicitor or meaningfully approach the invalid signatories.

I was left with the same boundary issue I'd asked them to resolve during the purchase, causing a huge mess when I came to sell. Everything was sorted by another firm at my expense, along with other significant costs for transaction delays.

NRG acknowledged missing the initial registration (nothing more) but offered a fraction of the total cost in settlement. It is currently with the Legal Ombudsman.

Based on my experience I strongly recommend finding a more competent and professional legal firm, certainly with regard to conveyancing.

Great communication and efficiency, she was ahead thinking of potential withdraws and advised me on the best approach, which saved time and money. I didn't understand half of the process of buying a house and she took the time to explain (sometimes repetively) anything I was not familiar with. I have just had a flat sale complete today, which has proven time consuming, due to purchasers individual problems. Angela Dunlop has worked tirelessly to set up a leasehold as it was its first sale and smooth out the often fraught dynamics between the various stakeholders. I have received important emails out of hours, when necessary and spoken to Angela at the various pertinent points. She is always extremely professional, but also very clear and straight forwards, which is refreshing. This is the second sale Angela has completed for me and I couldn't recommend her more highly.
