We had a very poor experience with Ben Davis during our house purchase.

It was very difficult to contact Ben and we did not feel well informed throughout the process. Whenever we called reception, we were told he was 'on another line' or otherwise occupied, we were not put through to him.

Responses were nearly always in the form of a brief email, sometimes over a week later. We only spoke to him over the phone four times, and only ever received one same-day callback. We sent documents by both post and email at their request, but were then told several months later that these documents were still outstanding.

Towards the end of the process, Ben Davis emailed with queries about documents we had sent months earlier. We were disappointed it had taken so long for these queries to be raised, as we regularly asked whether there were issues with anything we'd sent.

Whilst on the phone with Ben resolving these queries, he also mentioned that there were some documents regarding the property which I needed to have a look at. He said he would email them to me after the phone call, but we did not receive them. We promptly sent the relevant information and documents to resolve the queries and reminded him to send the documents he said he would send.

A week later, I tried to call him to both chase the documents we had not received, and confirm that the minor issues regarding our documents were now resolved. I was told that he was out of the office for a week, the last time I had spoken to him he had made no mention of this. We feel we should have been informed in advance that he would be unavailable and given details for an alternative contact. We were told another member of his team would call us shortly, but we did not receive a call back.

Calling again the next day, we were told his team were handling our file in his absence, so we asked to speak to one of them, but were told that nobody was available to speak to us. When I called again that day, they were still unavailable, but I was again assured that a member of his team would call us. We didn't receive a call or manage to speak to anyone despite calling every day that week. I asked for the email addresses of the members of his team, but received no response to my emails.

On Ben's return from annual leave, he sent an email saying he was very busy after being away and would hope to review and complete our file within a month. I complained that he did not inform us he had planned to take annual leave and he informed me that it had been in the footer of his previous emails. We reviewed all of his previous emails and there was no such notice in any of them. From our perspective, we received no update indicating that our file was being progressed in his absence.

When Ben mentioned the dates he had taken as annual leave, it also appeared that there had been five working days before his annual leave began during which we received no response to our calls or emails, or any updates. From the date I sent him the requested documents to resolve certain queries, more than two weeks passed before we received any response on them.

Overall, we were very disappointed and found the service lacking in communication, updates and client care. We were not clearly informed about availability and were left without responses at important stages.

I recently used NBB to put in place a Power of Attorney and to handle to sale of my house and only have positive things to say.

Bailey McGrath was excellent throughout, providing advice / updates in a timely manner and was very communicative and responsive.

I had a very short window in which to put the PoA in place but the team at NBB, particularly Valerie and Maninder, went out of their way to ensure this was completed in time, which was greatly appreciated.

Having had some house related work undertaken by NBB we asked them to provide us with new wills and a lasting power of attorney to protect us in case of unforeseen circumstances.
