Ten months of delays, poor communication, and repeated administrative errors, I feel it is important to share my experience with Amphlett Lissimore, specifically Richard Sims.

This matter concerns a lease extension for my mother’s flat. The freeholder is a client of Amphlett Lissimore, and throughout this process I have been attempting to complete a lease extension that will result in their client receiving a premium of £36,000.

The only reason I am purchasing the property from my mother is to raise the funds needed to complete the lease extension and pay the freeholder. This has involved obtaining a mortgage, postponing personal plans of getting married, and making significant financial sacrifices to ensure the transaction can proceed, as we have to be honest who has that amount just laying around, buying a flat is absolutely disgusting due to this leaseholder/freeholder agreements.

Either way back to why it’s 1star So much has happened but one of the most frustrating aspects of this matter has been the repeated errors in the lease extension documentation. Documents were issued referring to the wrong property. Despite these being straightforward errors, it took five months for corrected documentation to be provided. Multiple versions were issued containing mistakes that should have been identified during basic review and proofreading and we are still waiting for one document 10 months since we started. My solicitor has spent months attempting to resolve these issues. Communication has been slow and progress has repeatedly stalled. Every delay has prevented us from moving forward with the lease extension and, ultimately, from paying the premium to Amphlett Lissimore’s own client, the freeholder.

What I find most difficult to understand is that every step being taken is designed to ensure that Amphlett Lissimore’s client receives £36,000 for the lease extension. Despite this, it has often felt as though there has been little urgency in progressing the matter. Had communication been timely and documentation prepared correctly from the outset, this process could likely have been completed many months ago. Instead, the delays have had a significant impact on my personal life. I have postponed plans relating to my own wedding and have also been unable to commit to arrangements for friends’ weddings because this matter remains unresolved. I do not want to be the type of person who leaves negative reviews, but the frustration has become overwhelming. I have found myself in tears on multiple occasions due to the stress of this situation. Throughout this period, I have been paying both my own mortgage and my mother’s mortgage while waiting for this sale to complete. I only entered into this arrangement to save my childhood home and to ensure Richard’s client received the agreed premium, yet the process has felt like an unnecessary ordeal. It is extremely difficult to accept the ongoing costs, delays, and lack of progress when the outcome ultimately benefits their client financially.

I understand that delays can occur from time to time. However, a ten-month process involving repeated document errors, prolonged periods without communication, and delays that continue to prevent completion is not what I expected when dealing with a professional firm.

I am sharing this review simply as an honest account of my experience. Others may have had positive experiences with the firm, but unfortunately mine has been characterised by delays, a lack of responsiveness, and an apparent lack of urgency in a matter where everyone involved should have had the same objective: completing the lease extension and ensuring their client received the agreed premium
