Gemma handled the grant of probate for my late father. She was very responsive and diligent and their probate only service meant that I was able to provide them with all of the information and keep costs down. Thank you Gemma!

I Was encouraged to make my will there in 1995 upon my Mother's passing, as she had made her will there. I am the main beneficiary but my Stepfather being allowed to reside there for the rest of his life. My Stepfathers family are wealthy farmers and clients of Lambe Corner. I have made subsequent changes to my will over the years but have now been told by Lambe Corner that I can no longer use them as there is a conflict of interest. Why was I encouraged to make my will with them in the first place? They also didn't reply to me when I said that one of the executors is not fulfilling her role in showing me bills pid etc as per one-off the clauses in my Mother's will. Very disappointed as they do not seem to be honouring my Mother's will, which was to honour both parties which are me and my Stepfather. Definitely would not recommend them to anyone.

We sold 2 properties and in each case the buyers used Lambe Corner. One sale was great and had no issues. The other, using a different lawyer, was a nightmare and cost us a lot in extra fees because of the extra work that they caused.. They wanted the same documents changed and signed 5 times! They wouldnt take emailed copies even though other firms do and we dont live in the UK. They lost documents. Didnt return calls or emails and the whole thing, for a tiny property, took over 9 months. I wouldnt touch them with a 10 foot barge pole.

You always here how stressful moving home can be, unfortunately I can now honestly say after just experienceing my first failed attempt at the process that it's worse than I would ever of imagined.
Fiona Parsons was acting on behalf of our sellers, throughout the entire process her communication was absolutely abysmal she ignored attempt after attempt from my conveyancer and also two separate estate agents for information and when she finally did give any answers she blatantly lied numerous times. We did finally get to what we thought was the end of the road we signed our contracts and Fiona herself suggested a moving date, then on the day of exchange NOTHING (this was a week before the proposed move) she again ignored attempts of contact for several days then true to form her response was once again completely untrue.
The following week (moving week) after doing alot of our own digging we finally discovered that a third party was preventing the sale, this information was not offered to us willingly and I honestly believe had I not discovered it for myself we would still be being fobbed off with complete lies. It seems that rather than telling people the truth and preventing them doing things like booking removal companies, arranging address changes for your utilities and a whole host of other house move headaches it's standard practice to lie just incase people decide to make an informed decision that may result in a chain breakdown.
We have just wasted five months, our belongings (family of five) are in storage and we now have to pay alot of money to our conveyancer for absolutely nothing but stress, worry and complete bewilderment.
Unfortunately it's not just us in this situation either we also have our own buyers who also have buyers of their own. Our seller who I truly hope realises how awfully Fiona parsons has handled the situation on her behalf was also purchasing a property.
There were extenuating events on our sellers behalf that should of motivated Fiona Parsons to put all effort into making this as quick and straightforward as possible, but she dragged her feet the entire time. I am honestly still in disbelief by how poorly this has been handled but as it appears she didn't much care for doing the best job possible for her own client I'm sure how her actions have affected us won't bother her in the slightest.
I strongly recommend anyone dealing with her to ensure what you're being told is indeed true and if it seems like you're being fobbed off sorry but you probably are.
