I strongly advise against engaging with Mrs. Reynolds.

She was entrusted with work in 2021, yet I found myself still chasing completion in 2024 and 2025. One key matter involved a land registry application, which I relied on her office to process. However, despite repeated follow-ups over the course of a month, I received no response—neither via email nor from her office. When she finally replied, she stated that she had refrained from contacting me in the hope that the registry would complete the process. Yet, just 20 minutes prior to her email, I received official notification from HMLR indicating that she had only then submitted the application. This directly contradicted what she had told me, seemingly unaware that I was subscribed to land registry alerts.

This level of negligence is completely unacceptable, especially considering she was originally instructed to handle this matter in 2021 and assured me in January 2025 that it was ready to submit—only to finally do so after relentless chasing in May 2025.

Additionally, she failed to process my late father’s probate application in August 2024, which ultimately cost me the sale of the house. The application was only submitted in November 2024, with blame shifted onto other parties. Her continued reliance on outdated methods—handling transactions via post and cheque instead of more efficient online processes—further exacerbated delays.

Rather than taking accountability, she routinely attributes issues to third-party backlogs, masking her own negligence.

Her office environment is in an unfit state and GDPR would have a field day with the amount of client correspondence all over the office. It also says a lot when a professional is using a computer operating system that was end of life in January 2020 and still operates on Internet Explorer.

I strongly recommend avoiding her services.

AVOID AT ALL COSTS. Took me over 14 months to obtain power of attorney for my late brother. Was applied for by post which is the longest way to apply then by applying this way there is no reference number to check on the progress.phoned mrs reynolds numerous times and was told that because she has no reference its unable to check on progress and theres a backlog so just got to wait.
In the end i contacted the probate office myself and relayed what they told me to mrs reynolds what they needed her to do. Eventually they got the application with mistakes in it resulting in me waiting weeks again for mrs reynolds to rectify.
I wish i had done the whole process myself as now i know i could have being in contact with the probate office many times.
