I was not a client of Hervey Dickens, but their complete incompetence as the seller's solicitors caused a year-long nightmare for me as the buyer. What should have been a straightforward post-completion process was stalled for months due to their negligence and extreme delays in completing their client's post-completion requirements.

A crucial part of my transaction, the Land Registry registration, was held up because of a "prior pending application" that their team should have resolved efficiently. The responsibility was on them to ensure their client's documentation was in order, and their failure to do so had a direct, negative impact on me.

Despite my constant pleas and the urgent need for a resolution due to a time-sensitive remortgage offer, they failed to take action. The communication was sparse, and my own solicitors were forced to chase them repeatedly, only to be met with excuses and a complete lack of urgency. The delays caused by Hervey Dickens have put my mortgage offer at risk and have cost me an incredible amount of time and stress.

Their failure to perform their basic duties, even as a third-party firm in the transaction, led to significant financial and emotional consequences. I was left in limbo for a year, and their handling of their client's side of the case has been nothing short of a professional failure. I would not recommend this firm to anyone.
