We instructed this firm for our property purchase because the estate agent recommended using the same solicitors as the seller. The expectation was that this would make the conveyancing process smoother and more efficient. Unfortunately, that was not our experience.

A key issue regarding underpinning was omitted from the final report provided to us shortly before completion. When we queried the matter, we were repeatedly told that the relevant enquiries and responses had already been shared with us. Only after multiple emails and considerable back-and-forth did the solicitor review the report and acknowledge that the enquiries should have been automatically included but were not.

Underpinning is a highly material issue as it directly affects a property’s value, insurability and future resale. Had this been disclosed to us earlier in the process, we may well have reconsidered proceeding with the purchase. Instead, this information surfaced extremely late, after we had already made significant arrangements for the move and were deep into the conveyancing process. At that point we were effectively left with very limited options.

This resulted in unnecessary stress and a large amount of time spent chasing information that should have been clearly presented in the first place.

After completion we raised a formal complaint with the managing director asking for a review of the firm’s procedures to ensure this does not happen to other clients. Five weeks later we have still not received any response.

The transaction did ultimately complete, but the lack of quality control, the need to repeatedly push for basic information, and the complete absence of any response to a formal complaint have been extremely disappointing.

In November 2023, we instructed KMC Legal in Liverpool for the sale of our old property and the purchase of our new home, and it was by far the most frustrating part of the entire move.

Communication was extremely poor throughout. Emails were often ignored or answered days later, phone calls were not returned, and we constantly had to chase for even the most basic updates. There was no proactive communication at any stage, from anyone there.

We had a cash buyer ready to proceed, and the sellers of the property we were purchasing were using the same solicitor as us, yet the entire process still took six months to complete. Given those circumstances, we expected a far smoother and quicker transaction.

To make matters worse, we were due to complete on a Thursday, but it wasn’t until the Wednesday afternoon that completion was finally confirmed. The completion statements they sent had to be redone as they made no logical sense — not to us, and not to our mortgage broker who has over 20 years of experience.

The transfer of funds from us was completed at 10:30am and it took almost a further 5 hours to be told everything was finalised and we could collect the keys to the new house.

After we had moved in, we were also informed that we had overpaid on an item that had not been clearly disclosed to us. We subsequently received a refund of approximately £2,500. While we appreciate the refund, this money should never have been taken in the first place, and it further undermined our confidence in how our case was handled.

The delays, lack of communication and overall management of our transaction caused unnecessary stress during what should have been an exciting move.

Based on our experience, we would not recommend using KMC Legal.
