This is our 6th transaction with Cunningtons. Highly recommended. Special thanks to Michelle who has always been very responsive, proactive, and kept the process going with constant communication with buyers solicitors and estate agents. We are very happy with the service provided by Palaniappan Ahilan and Cunnington's team for our recent purchase of a lease hold property. Very knowledgeable, pro active, very professional and very prompt response throughout the conveyancing process.

Cunningtons are truly the worst company I have ever dealt with. Palaniappan Ahilan at the Hornchurch branch was very unprofessional and I hold him responsible for the property purchase (chain-free) having fallen through.
There were errors in the basic information on legal documents – both my name and the purchase price were incorrect!
Phone calls were left unanswered, emails were not responded to and the service throughout was substandard. Due to their delays, failure to meet deadlines and unprofessionalism, the purchase of the property fell through. We were due to exchange imminently, however delayed responses from Palaniappan Ahilan resulted in the seller pulling out of the transaction the day after we were supposed to have exchanged. I hold Cunningtons (in particular Palaniappan Ahilan) entirely responsible for the collapse of the property purchase and truly believe that if we had chosen a different solicitor, we would not have had this issue.
I raised a formal complaint with Cunningtons and even their complaints team could not stick to their own response deadlines, providing far-fetched excuses for their lateness.
I very rarely write negative reviews, but I feel so strongly about this situation that I feel the need to urge anybody to think twice before instructing this firm!

We had a great experience working with Tamil at Cunningtons for our first home purchase. As first-time buyers, we had so many questions along the way, and Tamil was incredibly patient, clear, and reassuring throughout. She explained everything in detail, kept us informed, and was always quick to respond — which made a huge difference, especially when we were working towards a tight timeline.

What we really appreciated was how thorough she was — Tamil made sure every detail was carefully reviewed so that nothing slipped through the cracks. It gave us a lot of peace of mind knowing that someone was genuinely looking out for our best interests.
