We are very satisfied with the service we received from Underhill. At the end of 2024 we started the process of selling our property and buying a new one and instructed Underhill to do this on our behalf. The communication was excellent and we were informed at every stage of the process. I want to say a special thanks to Lilly who was fantastic even coming in on her day off to make sure contracts were exchanged on the date we requested. We asked if we could complete before the stamp duty increase and we were not disappointed as the sale went through a month before the deadline so we were very happy. We love our new home and Lilly made the process much easier and less stressful. We would not hesitate to use this company again and will be recommending them to family and friends. I had the displeasure of dealing with Mahira Sajid, one of the solicitors (qualified in 2024) at this firm, which my father had previously used when purchasing a property. He gave a glowing recommendation but sadly the solicitor assigned to him had retired.

Mahira sat idle for two months knowing the urgency of the situation. I’m buying a house whose sale must be complete before stamp duty deadline. They also lost all my documents and never informed me in writing that they had even sent them. The greatest joke is that I was told that I’d have had to cover the costs of a new batch being issued. When I enquired about the status of this delivery, I was met with rude and curt behaviour. According to Mahira, the firm does not send anything via recorded deliver.

She also threatened the following: “I note you mentioned that you wish to complete prior to the Stamp Duty changes as you will note you are purchasing a leasehold property which will entail reviewing various documentation as well as considering you buying with a mortgage, the lender will also need to be satisfied. Therefore, I will endeavour to meet the timescales however cannot guarantee the same”.

Unprofessional and contemptuous. Avoid.

My response to your response: You lost documents, threatened to charge the client, dropped the ball on communications and key updates as well as make threats of delayed completion two months into dealings, and still refuse to own your mistakes. I signed documents on 20 Nov and I chased you up on 30 of Nov after radio silence. The truth is you fell short of your responsibilities, and are saving face. Incompetence at its finest, and behaviour that does impact your business reputation and Mahira’s who may benefit from communication training. It’s on public record which is all that matters should this play out again. Do better
