Very poor experience.
I needed a simple ID1 form completed and was referred by Sam conveyancing on the 24th April. Being overseas I needed a morning appointment. After numerous emails reminders I am still waiting for an appointment date some 3 weeks later. I have given up today and will try with a more responsive company. I feel sorry for anyone attempting anything more complex.

Very disappointed with the overall service.
I submitted all documents and paid the required fees back in November 2025. From that point, progress on my case was extremely slow, with long periods of little or no communication.
Despite multiple messages, I was often left without a clear timeline, without a proper explanation of delays, and without transparency about who was actively handling my case. It felt like once the payment was made, my file was not being progressed proactively.
By February 2026, even after raising a formal complaint, the matter was still waiting to be actioned and appeared to be stuck in a backlog with no clear timeline.
By March 2026, my valuation had expired, which resulted in an additional cost of approximately £350–£400. The matter was still not progressing as expected, and I had to repeatedly chase for updates and clarity.
The transaction eventually completed on 1 May 2026, but in my view this only happened after repeated chasing, escalation and complaint pressure. I acknowledge that communication improved at the final stage, particularly once Katy became involved, and I appreciate the work done to get the matter over the line. However, the earlier handling of the file was very poor and caused unnecessary stress, uncertainty and additional cost.
I expected professional support during such an important process, but instead I had to spend a significant amount of time chasing and trying to understand what was happening.
Based on my experience, I would not recommend this firm to anyone who values clear communication, proactive case management and efficient service.

I do not recommend this company. From the start they were slow and unresponsive.
We had instructed chadwick 2 months ago and still haven't gotten past the verifying funds stage despite having the contract, mortgage offer and search all returned a month ago.
They only request further information once asked for an update then blame you for lack of progress.
At chadwick, asking for an update and setting deadlines for them (after 2 months with nothing to show for it) will also lead to accusations of abuse and threatening behaviour.
Rather than working through to meet deadlines after letting you down they would rather bury their head under the sand, take the easy way out and terminate the contract, a blessing in disguise as I would call it.
Thanks for wasting everyone's time.

I cannot recommend this firm based on our recent house purchase experience. From start to finish, the service was deeply frustrating and unprofessional.
Communication was virtually impossible. Phone calls went unanswered consistently, forcing me to spend an unreasonable amount of time chasing updates and responses. Even the simplest queries took days to receive answers to, causing unnecessary stress during an already demanding process.
The lack of attention to detail was alarming. I found myself having to repeat the same information multiple times, which created avoidable delays. More concerning were the careless errors we discovered throughout the transaction - mistakes that could have led to serious complications had we not been meticulously checking everything ourselves.
When I raised these issues through formal complaints, I was met with zero empathy or willingness to take accountability. Instead of attempting to resolve the problems or acknowledge their failures, the response was defensive blame-passing.
For such a significant financial transaction, you deserve solicitors who are responsive, thorough, and professional. Unfortunately, this firm fell dramatically short on all counts.
I would strongly advise looking elsewhere for conveyancing services.

SAM Conveyancing and their solicitors Chadwick Lawrence basically cost us our new home due to a serious lack of competence, urgency, and basic customer care. Five months after accepting our buyer’s offer, they were still raising enquiries. Throughout the process they were frequently uncontactable for extended periods, repeatedly missed deadlines, and failed to progress the work.
They caused us to lose two separate completion dates, pushed us to the brink of our mortgage offer expiring, and then abruptly withdrew from acting for us. They un-instructed themselves at what should have been the final hurdle. The level of stress this caused was extreme, entirely unnecessary, and wholly inexcusable.
This has been one of the most frustrating and stressful professional experiences we have ever had. I would strongly advise avoiding SAM Conveyancing at all costs (or any third parties they outsource work to), and I would refuse to proceed with any future transaction involving them.
