I used MBH for both the sale of my property and my onward purchase, and unfortunately the experience was extremely disappointing.

My purchase should have been relatively straightforward. The property was unoccupied, the sellers were using a fast-track service, and my buyer was a cash buyer who did not require a survey. Despite this, after three months the transaction had still not progressed properly. During that time, searches and enquiries had apparently not even been sent.

Communication throughout was appalling. We were repeatedly given mixed and contradictory information. At one point, the fast-track service was informed everything had been completed, yet when I personally asked for an update, I was told enquiries would be sent “next week.” It became completely unclear what the team had actually been doing for months.

As a result of the delays and lack of progress, I lost my buyer and my purchase at contract stage. What made matters worse was the way this was communicated. I received an email at the end of the day simply stating that they understood the buyer was no longer interested and asking whether I wished to settle the bill or remarket the property. There was no phone call, no explanation, and no attempt to discuss what had happened.

The following day I attempted to call twice without success, only to then receive another email from Heather, my solicitor, requesting documents for enquiries despite the sale apparently already having fallen through. I had to email directly whether my sale had actually collapsed or not.

After chasing for a response, Heather eventually called me back and admitted she did not know the email had been sent or that the sale had fallen through or the reason. This was particularly concerning given that both myself and my buyer were using the same firm. In the end, it was only after my estate agent contacted them that we discovered the buyer was now relocating.

Overall, the lack of communication, organisation, and awareness is unacceptable. I would not recommend this firm based on my experience.
